About the job:

We seek an experienced Associate Director to lead and manage the teams managing the renovation projects, leasing projects, property management services for the office premises and the properties owned in Hong Kong and Macau. The candidate for this job would be liaising with the landlord, building Management Company and tenant or end user

Main responsibilities:

- Assisting the Head of Department in the outsourcing projects
- Leading the team members in managing renovation projects from the design stage to the construction stage for the office premises including office layout design
- Monitoring the projects and making sure they are completed on time and ensuring that the project expenses are within the approved budget
- Monitoring the rectification of defects and the performance of contractors, and handing over to the end user
- Managing the office planning for the premises of the company
- Providing technical solutions, feasibility study, and preparing proposals for renovation projects
- Liaising with the landlord on the issues of the real estate, planning and managing the leasing of property and negotiation of rent
- Preparing and reviewing tenancy related documents and agreements like tenancy agreements, license agreements, surrender agreements, and letter agreements
- Preparing and reviewing of documents such as proposals, budgets, financial analysis and tendering it in the field of the renovation project and leasing case for the management’s review and approval
- Developing and delivering appropriate commercial or retail leasing strategies, and planning to maximise the rental revenue and returns of the company
- Assisting the Head of Department in managing and leading the team members to monitor the standards of the service vendors such as property management, maintenance, security and cleaning services, and to carry out property administration with existing tenants of owned properties and the Credit control Functions of owned properties
- Conducting regular reviews with the staff to ensure that the setup complies with the Occupational Safety and Health or display screen regulations
- Participating in projects and task forces assigned by the Head of Department to improve the operations of the department daily
- Managing, coaching, and training staff on their performance
- Managing and leading the team for better quality services and achieving performance objectives
- Managing the planning of succession of the responsible area by reviewing and identifying potential successors to implement training and development activities further to ensure that the planning of the succession is effective

Requirements:

- A University Degree in Real Estate, Facility Management, Surveying or any related field
- A minimum of 10 years’ experience in the relevant field and at least three years of experience in a managerial role
- Ability to speak English and Chinese fluently
- A high level of maturity is of the essence.
- A well-organised and detail-minded with a high sense of responsibility
- Good communication, negotiation, coordination and problem solving skills
- Sound knowledge in project management of building or office renovation projects
